The use of the online reservation request confirms acceptance of all the terms and conditions as detailed below.
Booking Deposit
A non-refundable deposit of £100/$150 per week reserved is due within seven days of the reservation acceptance in order to secure the booking. Once the deposit has been received, the booking will be confirmed.
Payment of Due Balance
Payment of the balance in full is due six weeks prior to the arrival date. Once funds have cleared, a final confirmation will be sent detailing the address, direction and access procedures and codes and details of the local management company. If the due balance has not been received prior to four weeks of the date the booking was due to commence, we reserve the right to cancel the booking and in this case, the deposit will be forfeited.
Cost of the Rental
The agreed cost of the rental is inclusive of electricity, water and local sales taxes, but not pool heating which is available at an additional charge as detailed in the current rates.
Payment Methods
Payment can be made in Sterling, US Dollars or Euros. Cheques should be sent to us directly or bank details can be supplied should payment by electronic means be preferred. Payment in any major currency is accepted through Paypal, however due to the fees charged by that institution, will be subject to a 5% surcharge.
Cancellation
Should it become necessary to cancel the booking for any reason, please notify us at the earliest opportunity. Should a booking be cancelled prior to the date the balance became due, the deposit will be forfeited. If a booking is cancelled after that time then the total cost of the booking will be forfeited. It is the renter’s responsibility to ensure they have adequate insurance cover to protect any financial loss as a result of cancellation. We will assist you in any claim process with the provision of documentary evidence of your booking and any payments made.
In the unlikely event that circumstances beyond our control mean we have to cancel your reservation and we are unable to offer you similar suitable accommodation, we will refund all monies paid without interest, compensation or consequential loss of any kind.
Swimming Pool
Use of the pool is at an individual’s own risk. A list of prohibited actions and items is clearly displayed. A safety fence is provided to section off the pool, but guests are reminded to not allow unsupervised children to use the pool at any time. Glass / crockery is not permitted in the pool area at any time.
Our agents provide a regular pool cleaning service. A representative will call from time to time to adjust the chemical balance of the pool water and clean the sides and bottom of the pool.
Pool heating is set at the temperatures as set out under Florida Law under the terms of our State licence. Guests are not permitted to touch the pool heater controls. Should any evidence of tampering be evident, this will result in the pool heat being turned off and the pool heat payment will be forfeited.
Any problems with the pool should be reported to the Management Company immediately. Should the pool heater fail for any reason every effort will be made to effect repairs at the earliest available opportunity and there will be a refund for the days without pool heat. Please be aware that pool heating is also subject to weather conditions. Guests are not permitted to touch the pool heater controls, any sign of tampering will result in the pool heat being turned off and the pool heat payment will be forfeited. Any problems with the pool should be reported to the Management Company immediately.
Breakages
The renter is responsible for any damage of any kind caused as a result of the renter’s occupancy of the property. Apart from minor crockery and glassware breakages, all damage and faults caused or found at the house must be reported to the Management Company at the earliest opportunity. The renter agrees to accept full liability for all loss or damage caused by any member of his/her party, during the occupation of the villa and confirms that the full cost of repair or replacement will be met. We reserve the right to seek recompense for any and all damages caused.
Use of Villa
Florida State Law requires that only the person(s) named in the reservation be allowed to use the rental villa. The legal maximum occupancy for the villa is nine persons including infants. Should this be exceeded or any unauthorised occupancy come to the attention of ourselves or any of our agents this will result in the immediate termination of the rental agreement without refund of monies.
Arrivals and Departures
Check in time is from 4 pm on the day of arrival and check out time is before 10 am on the day of departure. Check-in or check-out outside of these times is only possible by prior arrangement and subject to our formal agreement in writing. We will attempt to accommodate early check-in or late check-out requests, but this may not always be possible due to incoming guests and the scheduling of cleaning services.
Smoking
For the safety and comfort of all our guests smoking is not permitted anywhere within the property but is allowed around the sun deck and pool area on the proviso that ashtrays are utilised.
Pets
No pets are allowed.
Blocked Toilets
Should it be necessary for a call-out to our Management Company to unblock any toilet as a result of flushing an item on the displayed prohibited list, a charge will be levied.
Trash Collection
The trash is collected twice a week from the villa’s driveway. The days of collection and instructions for placement as required by the homeowner’s association are prominently displayed and must be adhered to.
Cleaning
The property is professionally cleaned between lets. Should you require additional cleaning during your stay then this can be arranged with our management company for an additional charge, payable directly to them.
Owners’ Access
The owners or representatives of their Management Company shall be allowed access at any reasonable time during your stay.
Data Privacy
The owners will treat all client personal data in commercial confidence.
Liability Limitations
The owners or their agents will not be held responsible for loss or delay, howsoever caused, beyond the owners’ control: i.e. strikes, riots, fire, war, threat of war, terrorist activity, industrial dispute, flight delays or cancellations, natural disasters, adverse weather conditions, flood, transport problems of any kind, or any other event (this list is neither exclusive or exhaustive). The owners and their agents do not accept any liability whatsoever for death, personal injury, accidents, loss or damage to persons or personal effects however caused as a result of use of the pool and villa. The owners accept no responsibility for guest’s property while they are staying in the villa. Guests are advised to ensure that they have adequate travel insurance to cover the period of their stay.
Complaints
In the unlikely event of a complaint during your stay please contact our local Management Company immediately. If the matter cannot be resolved, you should contact the owners, in writing, within 14 days of the end of the rental period. If the problem had not been reported to our Management Company during the stay, we cannot accept any responsibility.
